Track Resurfacing in Florida: Surfaces, Lifespan and Timing

Know your system

Latex-bound systems are the budget workhorse: black rubber granules in a latex binder, often with a structural spray coat. Expect a shorter cycle between resurfaces, especially under Florida UV.

Polyurethane systems — from base-mat-plus-seal up to full-pour — cost more upfront, last longer, and are what sanctioning bodies expect at competitive levels. Our university clients, including Division-one programs, run polyurethane.

• UV exposure breaks down binders and fades color faster than northern climates.

Resurface vs. rebuild

The decision lives in the base. If the asphalt or concrete underneath is sound — no alligator cracking, no birdbaths deeper than a coin — a resurface restores the wear layer at a fraction of replacement cost. Wait too long and water gets into the base, and now you're rebuilding structure, not surface. An honest inspection tells you which side of that line you're on; we do them plainly.

Timing the work

Resurfacing needs dry weather and cure time, and schools need the track back before conditioning starts. In practice that means booking the summer window months ahead — the calendar fills, and Florida's daily storm season shrinks the workable days.
